It doesn’t matter if you’re a ‘serial-seller’, a first-time seller, never sold in Virginia before, sold a house, but never a condo, or any other combination..when it comes to selling, you need to have information that is current now, to be able to sell your property at the best price, in the shortest amount of time…that IS why you’re selling, isn’t it?

I am always amused by the agents who identify their ads with, “Priced to sell!”  What else is there?  ‘Priced to sit’, perhaps.  Or ‘priced to get the price lowered every month’, maybe?

When I market a home, it’s simple.  I give you a straight-forward approach that combines what we know about the market now, where the trends are heading, take into account your goals, and then give you an honest, not sugar-coated, strategy to help you prepare your home for being on the market.  I am truthful when we talk about price…no off-the-cuff promises, just a fact-based look at the market, your area and what you can expect.  We’ll talk at length about the condition of your home, and strategies that you can employ right away to help it shine in a marketplace where marketing homes is a price war and a beauty contest.  

All of the brokers at Nest Realty Group work differently that other agents…first, we don’t represent buyers when we list your home.  We think that’s a conflict and not in our sellers’ best interest.  It’s called Dual Agency, and we don’t practice that…almost every agent in Virginia does, because agents stand to make more money in the deal.  We think that when a party is each represented fully, the outcomes are better for everyone.  We’re more interested in our relationship with you and your referrals than our paycheck.

Social media and web-optimization are the current hallmarks of great real estate marketing, and are the new standard.  From hiring professional photographers to shoot your home so that it looks great (not dark and dreary like the other listings you see all the time, all over the Internet from agents trying to save a buck), to signage that is unique in the area to identify your home to passers-by, to using an inter-locked, connected web of friends, colleagues and professionals to market your home.  All real estate is local and local advocacy for your property is paramount.
